Flatting & tenancy
Everything you need to know about renting in Auckland as a student — your rights, how to find a flat, and where to get help.
Your rights as a tenant
- Your bond can’t exceed 4 weeks’ rent and must be lodged with Tenancy Services within 23 working days.
- Landlords must give at least 90 days’ notice to end a periodic tenancy. You only need to give 28 days’ notice.
- Your rental must meet Healthy Homes standards — heating, insulation, ventilation, moisture, and draught stopping.
- Your landlord can’t enter without at least 24 hours’ written notice (48 hours for routine inspections).
- Rent increases can only happen once every 12 months with at least 60 days’ notice.
Finding a flat
- Trade Me Property — the biggest rental listing site in NZ.
- Facebook groups like “Flats and Rooms to Rent Auckland” and “AUT Flatmates”.
- AUT Accommodation Services for halls and managed housing.
- Always inspect before signing. Check for dampness, heating, insulation, and natural light.
- Read the entire tenancy agreement before you sign. Ask questions if anything is unclear.
Flatmate disputes
- Talk it out first — most issues can be resolved with a flat meeting and clear expectations.
- Put house rules in writing early (cleaning roster, noise, guests, shared costs).
- If things escalate, Tenancy Services offers a free mediation service.
- For serious disputes, you can apply to the Tenancy Tribunal (costs $20.44 to apply).
